i still don't understand why they have to pay so much for Farrer Court??? How to make $$$.....maybe have to build below ground....

As the Farrer court site can be rebuilt into 36 storeys condo & more units(~1200) so I think Capitaland may not lose much if property market recover by 2010/11. Furthermore, HPL & another party are sharing the risk with them. Actually they can consider to split the big site(>800k sq ft) into 2 and build 2 different projects cater to different market. Fraser centrepoint & Far East split the HUDC site at Bedok reservoir into 4.

I think the most overvalued site in Singapore is the one beside AMK bus interchange. Far East bought it at~$600psf ppr which the units expect to launch at least $1000psf. I can't imagine a condo in a HDB estate, facing MRT track can fetch at this price. But knowing Far East, I know they will take their time to sell the units, even holding up to 10 years.

Both Capitaland and CapitalMall have been suspended.

My money is on the rights issue rumours coming true, and for both companies.

CapitaLand records healthy S$1.26 billion net profit for FY2008
Third consecutive year above S$1 billion
Singapore, 9 February 2009 – CapitaLand has posted profit after tax and minority interests
(PATMI) of S$1,260 million for FY2008. Excluding unrealised fair value changes, PATMI was still
above the S$1 billion mark at $1,040 million. The healthy profit is a result of the consistent
implementation of the Group’s strategy of focussing on capital productivity in its property
development and investment activities, whilst growing a solid base of sustainable fee and rental
income. This is the third consecutive year that CapitaLand has achieved net profit above
S$1 billion including FY2006 PATMI of S$1,013 million and exceptional FY2007 PATMI of
S$2,759 million.

The results above were based on performance in the past. What would be it's performance in the future ?
