Robin Residences
Let's take average selling price of $2,250psf and total gross floor area of 136,000sqf. Total gross proceeds if all sold will be around $306m. If gross proceeds from Robin sold as of 14 August 2014 is $37m, then about 12% sold or around 16 (12% of 134 total units) units. If they sold 11 units in July, then they have sold about another 5 units as of 14 Aug 2014.

(Dec sales for the property market looks terrible. Some of the new ECs(except for Lake Life) that came out in Nov and Dec are doing quite badly. Is is due to holidays or a start of something worse?????)

As expected Dec sales for the sector was bad. Seems like Jan 2015 is not doing well either....Seems like there is a 'freeze' in the property market right now.....Does not bode well.....Why I am paying attention to Sing Holdings is because I am vested and intend to up my stake maybe in the end of the year. Like Popular holdings I think this company might be going for privatisation. Waterwoods will TOP in End 2015 or 1Q 2015 and the company will reap around $40m profit and cashflow will improve. Leaving only Robin Residences which they are not able to sell. A waste (Robin Residences) if force to sell at a discount or to pay QC. So by the end of the year, company will probably have only Robin Residences project and trading at a huge discount to NTA with a nice balance sheet. One thing I am monitoring is whether the company is bidding for land. They did not bid for the latest commercial and residential land in Yishun. That reinforce my view that privatisation might be on the card since they might not want to overstretch themselves if they are going to delist.

($86m cash on hand now, around 21.5 cents cash)

The Group has two development projects in the pipeline. Construction work for Waterwoods commenced in 2Q2013. This EC development is a 70:30 joint venture between the Company and a subsidiary of UE E&C Ltd. The project was launched for sale in November 2013 and as at the date of this announcement, approximately 87% of the units have been issued an option to purchase, amounting to contracted sales value of about S$322.0 million. As an EC development, revenue will be recognised only upon issuance of the Notice of Vacant Possession after TOP is obtained.
The Group’s other development project, Robin Residences is a private condominium development undertaken solely by a wholly-owned subsidiary. Construction work also commenced in 2Q2013. Approximately 23% of the units have been issued an option to purchase amounting to contracted sales value of about S$67.8 million as at the date of this announcement. Revenue will be recognised progressively based on stage of construction.
