In the video, the boss said the KPI for FY2025 is to manage $4b asset under management. as of 3Q2024, the company managed $2.1b.....


If the company is able to hit $4b in FY2025 or come close to it, then probably we will see high profit growth for FY2025 and FY2026...bearing in mind that for FY2024, my guess is that the company earns around 14cents(core earnings) or a PE of less than 7 at current price.


Let's see if the company is able to achieve the KPI for FY2025

Is the company trying to take advantage to offload assets? My answer is No. They are trying to grow faster with the REIT listing.

Under their current business model, it is hard for them to grow fast for they would need to rely heavily on debts to do so. Risk of becoming another Hyflux or Oxley if they do that. Look at their new Ubi dormitory. The land cost is already $40m and it is only for 1650 beds. Add in construction costs etc etc, you need a lot of capital investment to grow under this current business model.

By doing a Reit, the company will be able to grow fast by offloading assets to the REIT. The company will benefit by earning a fee based income. They will be able to be more aggressive in bidding for projects. For example the 7000 beds in Nusajaya, Iskandar, Johor.

What happens if the REIT is successful....

My guess is the company will revalued upwards its assets to offload to the REIT......hence Nta will go up, shareholders will get REIT shares plus probably a once off special dividend. The special dividend will not be a large one since the company will still hold assets.

I will probably sell off the REIT and hold on to the Centurion. The company will be something like Apac Realty....earning a fee based income although they will still own some assets. A larger proportion of its earnings will also be distributed as dividends to the shareholders compared to current model.


By the way the share price has been stagnant for the past few weeks due to a big player shorting (yes not selling but shorting) the company. So buyers beware....

The company do not need to have so much debts if the REIT is successful....

Just my observation...


When selling, you try to maximise your sales while in shorting, you try to force the share price down, hopefully causing other shareholders to panic and follow...

I noticed that this party(S)has been trying to force the price down but there is another party(B)that is holding up the price.

In most days, S is the one providing liquidity ( contributing the bulk of the sale).

No matter how much S throw, the price refused to come down. I think S is too vested that he continues to throw down, hoping to break the share price.

My own personal guess is that S shorted more than 10m shares...kinda crazy because this counter is tightly held and all this while S was the one providing the liquidity and what happens when S turns buyer.....where is he going to find the shares to buy.....price will jump.......but then maybe S knows something hence he is confident

I noticed that B is quite aggressive on that day centurion announced Reit...my hunch is that B is....

S still continue his way of trying to force the price down, not reviewing his position.....he did not sense what I sense or that he does not care...

Yesterday, there was a married deal.....but today S continues to do what he does every day....if I were him, I would wait to see if there is any announcement (2 working days to report) that would affect my decision before I carry on....

Bear in mind there was a revaluation gain for fy2023. So probably the earnings for fy2024 will be $250m and above... that's about 30 cents EPs...

Fy2024 result is out

Core earnings of 11.81 cents Vs 8.23 cents a year ago. Nta of $$1.37. Their 2nd half revenue and earnings is better than 1st half...With more beds added and rental increment, the company will probably continue to grow in FY2025

S has been particularly aggressive in the past 2 days and today trying to suppress the share price.. simply too vested to act rationally ( meaning without looking at the fundamentals)

Company should expedite the REIT issue to 'settle' the shortist...

Best time for shareholders to sell is probably when they see margin squeeze on the shortist...or when shortist trying to cover...
