1st half result is out

Earnings per share of 14.06 cents Vs 4.56 cents a year ago. Without the valuation gain, core earnings was 5.77 cents Vs 3.93 cents a year ago. Nta of $1.12.

Interim dividend of 1.5 cents Vs 1 cents a year ago.

Its average rental rate per bed is $450-500/bed
Vs some rates at $600/bed, this implying some scope for positive rental reversions in the next 12-18 months

Not sure the sale just involves Avery Lodge or includes all the dormitories that it owned in Singapore. Centurion size is much bigger. When more details are out, one can work back and have a rough estimate of centurion's Singapore portfolio

3q revenue is out. Interest cover ratio is 4.5. One can work back the result if assuming interest expenses is stable.

Since the company is trying to be asset light, the company should reconsider doing a reit or a student accommodation reit while keeping the workers dormitory segment
