The company will be flushed with cash in 2Q2014 with The Laurels receiving its CSC completion on 28 Mar 2014. There is $106m receivables in the balance sheet. Most probably it will collect most of it in 2Q2014.

one news I like is that they sold 1 unit of biz tech. Their holding cost is $535psf. My guess their selling price is $900psf -$1000psf. Guess they feel that industry units price is too good not to sell even though initially they wanted to keep for rental income. Hopefully they could sell more for my estimate of the full value of the trading properties is more than $40m compare to $28m at cost.

They are still timing their launch of Robin Residences.....guess they want to maximise the profits. Personally I hope that since the company would be flushed with cash in 2Q2014, they would use the cash to buy out the 60% minority shareholders and hence not constrained by the QC rules on Robin Residences.....They should get better value when the MRT line is up

(my take is that since they are going into investment property then the likelihood of a capital distribution is unlikely as it is capital intensive)

Went down to the site. The showroom is cover-up but I can see workers putting up the LED light. Hopefully they can do a preview this weekend so that sales will be accounted for in 2Q2014 result which is due in August.

There was an unit sold on 1 May for $941psf but I doubt it belongs to Sing Holdings

ok I just sent out the email to sing holdings. 5 names......pls support if you own shares and agree to the content to the email. They simply have too much cash at the moment so let's 'remind' them to adjust the capital structure.

We refer to your email on 14 July 2014.

With regard to a share buyback scheme, this issue has been deliberated
repeatedly by the Board of Directors. The Company's position and rationale,
as clearly explained in our email to you on 18 March 2014, remain the same.
Other than its operational needs, the Company requires a healthy cash
balance for business expansion and to ride through any market downturn.

On your second point, we hold a different view. Our shareholders invest in
the Company knowing it to be a property developer and investor. We will
continue to focus on our core business instead of trying to grow the Company
through share buyback.

Lastly, purchases made by Mr Lee Sze Hao and F. H. Lee Holdings (Pte)
Limited are purely their personal choices and as with all other
shareholders, such personal decisions are independent of the Company's

The Group’s other development project, Robin Residences is a private condominium development undertaken solely by a wholly-owned subsidiary. Construction work has also commenced in 2Q2013. The development project has not been launched for sale publicly but through private viewing by interested purchasers, a few units have been issued an option to purchase amounting to contracted sales value of about S$37.3 million as at the date of this announcement. Revenue will be recognised progressively based on stage of construction from 3Q2014.

(not sure of the selling price but if selling price is $2200psf then total gross sales proceed if fully sold will be around $300m. So if they have contracted sales of $37.3m then roughly 10-15% sold. Their robinresidences' website is also partially up)
