Recent government measures helped to curb speculation in the residential property market.

But there is room for further rent rises for Grade-A offices in Central and for space in major shopping malls.

Champion REIT which owns Langham Place Mall, offices and certain blocks in Citibank Plaza will be able to raise rents.

Keep buying this stock when it falls, as it provides a 5.7 percent annual dividend yield plus potential price appreciation.

Champion Real Estate Investment Trust (2778), owner of Langham Place Mall, is a laggard.

Its share price fell recently after Singapore's investment arm GIC sold part of its stake.

I am afraid GIC took profit too early. Champion is a good bargain at the current level.

The stock recently had a correction after Singapore government investment arm GIC sold its stake. It is now 8 percent below its peak. Champion is worth a punt at this level.

CHAMPION REIT (02778): Office rental in Central to remain pressured in 2H

The occupancy rate of CHAMPION REIT (02778)'s Citibank Plaza fell from 90.4% in early this year to 88.7, mainly due to the downsizing of the financial sector and law firms, Adrian Lee, Executive Director said.

He added that only 5.7% of the total area of property will expire leases in the second half of the year, the occupancy rate is expected not to fluctuate, but the rent is still pressured.

Champion REIT (2778) can offer a near 5 percent dividend yield.

Consider accumulating before HK$4.
