quite surprised that UOL had a fall in share price in the past 2 days...I thought they had a pretty good deal for the lion city hotel. I am also surprised that the price that they offered was $313m which is only a bit higher than the $300m indicative price.....seems like the other developers getting wary.......i doubt tulip will go thru...or maybe the bidder could be Capitaland for strategic purposes since they are selling D'Leedon nearby.....we see ^^

If a developer is successful after the close of the site tender, a 5% deposit is paid. Strata Titles Board approval typically takes four to six months, and only upon arrival will another 5% be paid, with the balance 90% due three months later. During this period, the developer may be able to get all the relevant government permits and launch the new project even while the former owners are still living in the existing condo

I'm really tickled by this LianHeZaoBao's report on the Tulip Garden en-bloc tender results:-
二度登场集体出售、要价至少6亿5000万元的金香园(Tulip Garden)上周招标截止时吃了“零蛋”,一份标书都没有收到。

据本报了解,这个位于花拉路上的集体出售永久地契私宅,是三年来首个要价超过5亿元的项目,不过本月20日招标截止时获得如此惨淡的反应,似乎显示政府本月13日宣布的新一轮降温措施已对本地房市产生冲击。

据可靠消息来源,金香园尽管没收到标书,但仍有三名有兴趣的买家要求更多时间,为该房地产项目估价,因此可能还有一线希望。

I read in the news that one enbloc refused to give indicative price now......lol....seems willing to be more price accomodative. The 2 year restriction on en-bloc if it fails look like a big stick for en-bloc sellers.

The 2 year restriction for en-bloc seller if enbloc fails is now turning out to be a positive measure for developers replenishing their land bank. Read from the Straits Times that even though some enbloc auctions do not have any bidders BUT the property agents are still talking to developers who have expressed 'interests'. The developers might want a lower price and the property agents may go back to the enbloc sellers and said to them :" heh look, this is the offer. It is lower than the indicative price. But if you don't accept, then the enbloc would fail and you can try again only 2 years later and by that time, the offer price maybe even lower than now."
