Keppel Data Centre (DC) Reit on Tuesday reported a distribution per unit (DPU) of 4.795 Singapore cents for the second half of the fiscal year ended December 2020, 27.5 per cent higher than the DPU of 3.76 Singapore cents paid out in the year-ago period.

This lifted the Reit's DPU for FY 2020 to 9.17 Singapore cents, some 20.5 per cent higher than the distribution of 7.61 Singapore cents in FY 2019.

Keppel DC REIT is a strong proxy to growing demand for data centre space, underpinned by increasing digitalisation and cloud adoption trends.

Its tenants come from fast growing industries such as internet enterprise, information technology services, telecommunications and financial services.

It is also one of the most defensive REITs given its long portfolio weighted average lease to expiry of ~6.8 years. BUY.

Keppel DC REIT – Riding Technology Growth

FY20 DPU of 9.17 Scts (+20.5% YoY) was in line, forming 97.1% of our estimate.

Earnings improved on the back of acquisitions and higher portfolio occupancy.
Upgrade to ACCUMULATE from NEUTRAL with DDM-based TP raised from S$2.91 to S$3.20 (COE 5.75%) after we raise occupancy.

We assume S$500mn of acquisitions in our forecasts.

Acquired Amsterdam Data Centre on an accretive 5.1% yield; on the lookout for more acquisitions.
