RESEARCH ALERT-Goldman starts Mapletree Industrial at "neutral"

SINGAPORE, Nov 18 (Reuters) - Goldman Sachs has initiated coverage of Singapore's Mapletree Industrial Trust , which owns factories and other industrial properties, with a "neutral" rating and target price of S$1.12.

STATEMENT: Goldman Sachs said Mapletree Industrial's portfolio is "under-rented" compared to the rest of the market, which gives it opportunities to raise rents by a larger margin over the next two years.

"We believe Mapletree Industrial offers the highest organic growth profile among industrial Singapore REITS," said the brokerage.

Goldman said it expects the trust to achieve 9.5 percent average annual growth in distribution income from 2010 to 2012, but added that this is already reflected in its share price.

However, it noted that Mapletree Industrial may have potential upside from acquisitions.

Shares of Mapletree Industrial were flat at S$1.10 at 0335 GMT. They are up 18 percent from their IPO price of S$0.93 but down 8 percent from the high achieved after its market debut in October.

Mapletree Industrial Trust results above forecast By KALPANA RASHIWALA

Mapletree Industrial Trust Management Ltd has posted a distribution per unit (DPU) of of 1.52 cents for the period from its listing date of October 21 last year to December 31, 2010 - exceeding the trust manager's forecast by 13.4 per cent.

Net property income for the period was $29.6 million, or 8.7 per cent above the forecast of $27.2 million. Gross revenue came in at $41.5 million, or 4.8 per cent higher than forecast.

RESEARCH ALERT-CIMB starts Mapletree Industrial at outperform

SINGAPORE, Feb 18 (Reuters) - CIMB Research has initiated coverage of Singapore's Mapletree Industrial Trust , which owns factories and other industrial properties, at outperform with a target price of S$1.24.

STATEMENT: CIMB said it expects Mapletree Industrial's distribution per unit to grow at 5.3 percent on average a year for the next two years, as the trust's portfolio serves as a good proxy for growth in Singapore's small and medium enterprises.

"With a under-rented portfolio, pure Singapore exposure, and large tenant base point, rental downside is limited whilst upside is conversely strong," the brokerage said in a report.

It also expects catalysts from announcements of accretive acquisitions or development projects.

Shares of Mapletree Industrial fell 0.9 percent to S$1.08 at around 0215 GMT and have dropped 0.9 percent since the start of the year.

MAPLETREE INDUSTRIAL TRUST - Singapore's Mapletree Industrial Trust reported on Tuesday fourth quarter distribution per unit of 1.93 Singapore cents, exceeding its initial public offering forecast by 9.7 percent, helped by improving occupancies and rental rates.

RESEARCH ALERT-UBS starts Mapletree Industrial at buy, target S$1.36

SINGAPORE, July 19 (Reuters) - UBS has initiated coverage of Singapore's Mapletree Industrial Trust , which owns factories and other industrial properties, at buy with a target price of S$1.36.

STATEMENT: UBS said it expects Mapletree Industrial to record a distribution per unit (DPU) in 2012 of 7.79 Singapore cents and to see its DPU grow at an average 5.4 percent a year over 2012-2015, the highest amongst industrial real estate investment trusts in Singapore.

"The industrial property sector (in Singapore) is the only commercial segment where rentals have exceeded the 2008 peak, recovering more strongly than office and retail," said UBS in a report.

The brokerage also noted that rents for multiple-user factories are at a 20-year high, and Mapletree Industrial offers exposure to this segment as 85 percent of its net lettable area is multiple-user factories.

At 0312 GMT, shares of Mapletree Industrial were 0.88 percent higher at S$1.15, and have gained 5.9 percent since the start of the year.

Mapletree Industrial Trust, which owns industrial assets, said its distribution per unit for July-September was 2.05 Singapore cents, which exceeded its forecast by 10.8 percent.

Its earnings were driven by positive rental revisions and contributions from newly acquired factories in Singapore.
