Fragrance's Q408 net profit up 13.6 pct

SINGAPORE - Property and hotel group, Fragrance Group Limited, on Friday reported that its net profit for the fourth quarter ended December 31, 2008 rose 13.6 per cent to S$13.53 million.

Turnover for the quarter rose 36.7 per cent to S$60.70 million.

As a result, for the full year ended December 31, 2008, net profit rose 83 per cent to S$55.56 million.

Turnover rose 58 per cent to S$215.35 million. Property sector contributed $178.82 million or 83 per cent to the consolidated revenue.

The main contributor to the sharp increase in revenue included the progressive recognition of income from Pristine Heights, Imperial Heights, The Merlot, Residence 66, Palm Grove Regency, Legend @ Jansen and the terrace houses at Wak Hassan Drive/Andrews Terrace

just so you know...fragrance operates at least 1 such budget hotel along joo chiat road...as of 1st Jan 09, they no longer can provide "transit" stay; ie no more 2 hours short time stay. as a result, their revenue will surely suffer .... in case, you are unaware, joo chiat is notoriously known for pubs/bars filled with vietnamese "hostesses" who, at the right price, will be happy to serve you beyond the pubs/bars...and such services are usually performed in the likes of Fragrance Hotels.... 8-)

Reason being a string of announcements made:
Monster move during uptrend. broke out of box/pivot price.

But Fragrance is a thinly traded stock - but will this be history as it goes into prominence? ho bee in making? need to find out more.

Fragrance Realty, a unit of Fragrance Group, has acquired a 1,520.9 sq meters land at Telok Kurau Road for $11.45 million.

The development land is zoned “residential” and has a freehold tenure with the maximum plot ratio of 1.4. Fragrance says it intends to develop the development land into a residential apartment building.

The costs of the above acquistion and development will be financed by internal funds and bank borrowings.

The company intends to commence the construction and sale of this development during second half of FY2009.

Depending on the number of units sold and the level of progress of the construction, this will contribute to the earnings and net tangible assets of the company in FY2009 and beyond.

Fragrance Group (FRAG SP), the operator of budget hotels, surged 11% to 68 cents. The company said it bought a commercial property in Pasir Panjang in western Singapore for $23 million.

The development land is zoned ‘Residential’ and has a freehold tenure with the maximum plot ratio of 1.4.

The property and hotel group intends to develop the development land into a residential apartment building.

The costs of the above acquistion and development will be financed by internal funds and bank borrowings.

This transaction is not expected to have any material impact on the earnings and net tangible assets of the company in FY2009.

22nd July 09 - Fragrance Group (FRAG SP), a hotel operator, jumped 6.5 % to 49 cents. The company said net income in the second quarter rose 11% to $17.7 million.

you might wish to know that since Mar09, anti-vice have been very active in clamping down whoring activities in their Fragrance premises... in addition, they would have already suffered a big blow to their revenues when their Joo Chiat operation can no longer offer "transit" stay - 2 hours...

such AV raids are still on going....

if you think that such "transit" business is no big deal to their top and bottom line...you should simply pop over to any of their Fragrance hotels on a weekend....and try booking a room... it is likely you have to wait up to 1 hour to get your room... this is how "important" a social function, Fragrance Group is performing in Singapore... ;)

QN: But why is it that after all the raids / bans on transit stays - you still need to wait an hour to get your room?? or are you refering to PRE-ban days??

this is to highlight the importance of such revenue stream to Fragrance Group...with AV raids on-going without much signs of reprieve... it will inevitably hurt FG's top and bottom line...

why weekends only? becos weekdays...lesser people out to play ... i suppose deterred partly by uncertain economy and fear of raids... and when weekends come around... sometimes, hard to contain...you now what i mean...

hmm... thanks for the insight!! words from you on the ground is much better than reading prospectus/annual reports.

so in a way, market used to view Fragrance group as "AV-centred". But now with its string of aggressive property purchases which supposedly at a downturn, in building up its landbank, market is viewing this as a favourable move for Fragrance.

abit like Ho Bee go buy Sentosa cove land then - everyone think they damn stupid but ho bee has the last laugh.

i duno whether Hotel 81 is listed...but it is a direct competitor of FG... or are they related?? i duno...

supposing they are competing... you might wana consider H81 instead...for one...they are everywhere in Singapore...their presence far exceeds FH.... FH charges more for their rooms than most H81... since these are budget loveholes or for backpackers... people who use them are price sensitive.... and there is nothing substantially superior that FH offers that differentiates their rooms/services to H81 ones, to quantify their higher asking price... hence, the pricier tag means more business flows to H81 outlets...

Koh Becomes Billionaire, Sheds Love Hotel Image By Netty Ismail

Koh Wee Meng, who develops property and runs a budget hotel chain in Singapore, has joined the ranks of the world’s billionaires as a surge in shares of Fragrance Group Ltd. (FRAG) boosted his fortune to $1.1 billion.

Koh and his wife, Lim Wan Looi, own an 84.2 percent stake in Fragrance worth almost $1 billion, which has almost doubled in the last 12 months. The rest of his net worth is derived from stakes in other public holdings and dividend income.

Koh also owns shares in Aspial Corp. (ASP), a Singapore-based jewelry and property company. Shares of Aspial, run by his brother, Koh Wee Seng, tripled in the last 12 months as revenue rose to a record S$420 million in 2011.

Other holdings of Fragrance’s executive chairman include Singapore-based property companies Roxy-Pacific Holdings Ltd. (ROXY) and Goodland Group Ltd. (GOOD) as well as curry-puff maker Old Chang Kee Ltd. (OCK) Roxy-Pacific, which owns the Grand Mercure Roxy Hotel, rose to a record on April 5.

Koh, who owns a Roll-Royce, a brand that accounted for 0.1 percent of newly registered cars in Singapore last year, said he has few pastimes other than being with his family.
