Sunny Turnaround Just Ahead

A global hospitality giant and born-and-bred Singapore brand, BT is executing a comprehensive strategy for a sunny turnaround.

We believe the Accor and Vanke deals as well as its own internal improvements will bring about revenue growth, improved margins and a healthy balance sheet.

This puts the BT turnaround story firmly in place with 35.4% 2016-19 EBITDA CAGR and deep book value.

Initiate coverage with BUY and SOTP-based target price of S$0.93.

Key Takeaways From Marketing Trip: Relaxing Beneath The Banyan Tree

The turnaround story for BT remains intact as management shared their optimism for the future and re-iterated their strategy to offload assets, increase revenue and improve margins.

Management estimates that BT’s huge beachfront land in Thailand is worth S$5b-6b in gross developmental value.

We incorporate contributions from its China hotel management JV and the dilution effect from the Accor and Vanke deals.

Maintain BUY and tweak our SOTP-based target price to S$0.92.

Beginning Of A Turnaround

BT’s 3Q17 results were in line with a S$20.1m profit, a reversal from S$10.8m losses a year ago, thanks to an expected S$40.4m gain from disposals to Vanke.

Property sales also moved into positive territory and looks set to supplement the 4Q17 results.

BT is looking forward to launching 8 new resorts and 11 spas as well as a bright outlook for its Thai business.

We cut our earnings forecast to account for deal expenses and minority interest.

Maintain BUY with SOTP target price of S$0.92.

Banyan Tree Holdings (BTH SP)
1Q18: Spectacular Results, Positioned For Growth

In 1Q18, BT outperformed our expectations with attributable core profit of S$4.1m (+240% yoy), which excludes S$16.1m in one-off divestment gains.

Revenue grew 8.6% yoy due to higher revenue recognition from property sales as well as hotel
revenue growth fuelled by strong demand in BT’s key markets of Thailand and Seychelles.

Surging property demand and tourism boom paint a rosy macro picture.

Maintain BUY and SOTP-based target price of S$1.00, implying 72.2% upside.

Banyan Tree Holdings (BTH SP)

Growing with the addition of a c'sino

It is an exciting time ahead for BTH SP as it applies for the license to operate a c'sino in Vietnam. The plans for a c'sino to be added to the group’s portfolio is highly likely to materialize given that Vietnam’s Prime Minister has “agreed in principle to add c'sino operations to Laguna Lang Co”, according to UOB Kay Hian.

Laguna Lang Co is an integrated resort in Vietnam which is under Banyan Tree Indochina Hospitality Fund, and BTH SP owns 17.8 percent of the fund. With the number of mid-to-high income Vietnamese anticipated to double in 3 years, the demand for such luxurious integrated resort is set to rise.

Overall Banyan Tree is expected to grow significantly in the long run with analysts at UOB stating that this is “only the first innings of spectacular growth”, given its focus on becoming asset-light and making full use of its partners’ core competencies.

UOB is reiterating its Buy call on the stock with a target price of $0.92.
