Maintain BUY with an unchanged target price of S$2.50. We use the Dividend Discount Model (required rate of return: 7.7%, terminal growth: 2.0%) to value A-REIT, which offers the broadest exposure to the industrial sector.

Ascendas REIT (AREIT SP, $2.10, HOLD, TP $2.30)

AREIT’s 2QFY Mar11 results came in slightly below our expectations and the announced DPU of 3.3 cents fell short of our estimate of 3.5 cents.

Going forward, the planned $97m asset enhancement initiatives should support modest organic growth.

We cut our target price to $2.30, from $2.40, as we lower our DPU estimates.

Maintain HOLD.

This represents a 5.3 percent discount to the volume weighted average price of S$2.0482.

RESEARCH ALERT-DMG cuts Ascendas REIT to S$2.00 vs S$2.20

SINGAPORE, April 19 (Reuters) - DMG & Partners has cut its target price for Singapore-listed Ascendas Real Estate Investment Trust , which owns industrial assets, to S$2.00 from S$2.20, but kept its neutral rating.

STATEMENT: DMG cut its target price for Ascendas REIT to account for the company's recent private placement of 206 million new shares at S$1.94 each. [ID:nL3E7EV04I] The brokerage said following the placement, Ascendas REIT's gearing will decline to 25.1 percent from 35 percent, which implies S$1 billion ($801 million) room to borrow more that will allow the REIT to undertake more acquisition and development projects.

Ascendas REIT said on Monday its fourth quarter distribution per unit jumped 19.8 percent to 3.27 Singapore cents, up from 2.73 Singapore cents a year ago, helped by higher gross revenue as new projects were completed. [ID:nSNZ997CGm]

At 0231 GMT, shares of Ascendas REIT were 0.51 percent higher at $1.98 with 5.9 million shares changing hands. The stock has fallen 4.22 percent since the start of the year.

RESEARCH ALERT-JPMorgan ups Ascendas REIT to S$2.25, keeps neutral

SINGAPORE, July 11 (Reuters) - JPMorgan has raised its target price for Ascendas Real Estate Investment Trust , which owns industrial properties, to S$2.25 from S$2.15 and kept its neutral rating.

STATEMENT: JPMorgan has raised its distribution per unit estimates for Ascendas REIT in 2012-2014 by 1-2 percent to reflect its acquisition of Nordic European Centre, a business park in Singapore, for S$122 million.

With the acquisition, Ascendas has fully deployed the S$400 million capital it raised in March, and the trust's focus on the business park segment will help to improve its earnings growth for the next three years, the brokerage said.

Shares of Ascendas have gained 4 percent since the start of the year to close at S$2.15 on Friday.

RESEARCH ALERT-DMG ups A-REIT to buy from neutral; target S$2.42

SINGAPORE, July 19 (Reuters) - DMG & Partners has upgraded Singapore's Ascendas Real Estate Investment Trust (A-REIT) , which owns industrial properties in the city-state, to buy from neutral and raised its target price to S$2.42 from S$2.09.

STATEMENT: DMG upgraded A-REIT to account for future earnings contributions from its S$32.3 million project to build a training facility for Unilever Asia.

The broking firm also said A-REIT's risk profile has improved due to the strong outlook for industrial rents in Singapore.

"The latest project strengthens A-REIT's credential as a premium-grade industrial REIT, as the global development centre for Unilever Asia will be the second of its kind globally," DMG said in a report.

The brokerage also said it expects A-REIT to renew its leases at higher rents in 2012-2013, as average spot rent for business parks, warehouses and factories have shown strong increases.

At 0136 GMT, shares of A-REIT were flat at S$2.14. They have gained 4 percent since the start of the year.

Ascendas Real Estate Investment Trust said its second quarter total amount available for distribution increased 14.1 percent to S$70.5 million from a year ago, helped by higher gross revenue due to the completion of investment projects.
