Amara's Q3 profit down 22%

Amara Holdings, which is involved in the hotels and property development businesses, posted a 22 per cent year-on-year drop in third quarter net earnings to S$3.3 million.


Revenue slid 63 per cent to S$16.5 million. In the first nine months of 2008, Amara's net profit rose 66 per cent to S$11.5 million while revenue fell 43 per cent to S$52.6 million.

The group trimmed finance costs for both Q3 and in the first nine months of this year.

Amara is a local hotel operator with both retail and office assets. With local hospitality assets (Amara Singapore and Amara Sanctuary) accounting for 47% of its GAV, we see Amara as a prime beneficiary of Singapore's tourism boom.

Overseas assets when completed (est. earliest 2014) will provide a further boost in earnings. Amara currently trades at 0.9x P/BV, with its hotel assets currently carried at historical cost or 320% below market valuations.

Its overseas assets (under development) are also currently only captured at cost. We thus initiate coverage with an Outperform and TP of S$0.50.

We see catalysts for the stock in the form of stronger than anticipated RevPar growth and faster than expected completion of its overseas hotels.

Singapore Hot Stocks-Amara jumps; CIMB initiates outperform

SINGAPORE, Sept 2 (Reuters) - Shares of Singapore hotel developer Amara Holdings jumped as much as 8.2 percent on Friday after CIMB Research initiated coverage on the stock with an outperform rating and a target price of S$0.50, traders said.

At 0319 GMT, Amara shares were up 6.6 percent at S$0.325 on a volume of 603,000 shares, around 4.5 times the average daily volume so far this year.

CIMB said Amara was trading at a 65 percent discount to its revised net asset value based on just its Singapore assets, offering investors a good margin of safety.

Two new hotels in Shanghai and Bangkok are also being developed and are expected to boost the company's earnings when completed in 2014 based on CIMB's estimates.

In Singapore, CIMB forecast an upside in revenue per available room as the growth in tourist arrivals is likely to outpace hotel room supply over the next two years.

Overall earnings growth remains intact

Maintain BUY with unchanged TP $0.70

Corporate News Flash

Maintain BUY and SGD0.88 TP, 85% upside, which is pegged to P/RNAV of 0.65x.

We remain positive on Amara following some updates from management.

The 343-room Amara Signature Shanghai hotel is fully open for bookings, and management is positive that its active marketing efforts will raise occupancy levels.

The soft launch for 100 AM Shanghai is scheduled for end-2018 and could add marginally to its full-year revenue.

Amara is also working on marketing the balance of its 33-unit M5 @ Jalan Mutiara project and hopes to launch the 56-unit Newton Road residential development at end-2018.
