Singapore property prices could fall by 24% in 2016

With Singapore’s stock market struggling, the country’s property market could see prices fall by 6% each quarter.

Summary:

With further correction expected in the market, Singapore’s property prices could fall by more than 20% by the end of the year
China’s sluggish stock market could impede the Singapore property market even further
Negative sentiment regarding the property market is encouraging investors to look at more stable economies

Singapore prime homes a good buy now: JLL

Prime home prices in Hong Kong are now 165 per cent higher than in Singapore.

Prime home prices in New York and London were 10-30 per cent higher than Singapore in 2010, but are 80-90 per cent higher in 2015, because they rose 20-25 per cent in the last five years, while prices in Singapore fell 20 per cent.

Singapore Property - Value Unlocking Deals could Narrow RNAV Gap; POSITIVE

Stay POSITIVE on Developers; CityDev Still Top Pick. Recent results threw up the following:
1) impairment of residential and hospitality assets;
2) resilient capital values for commercial assets and
3) strong China home sales.

We suspect there isn’t enough pain in Singapore’s residential market yet and believe cooling measures may only be lifted in early 2017.

Meanwhile, we expect the market to focus on deals that could unlock property values and narrow discounts to physical assets.

Singapore Property - Small Home Price Falls; Low Rates to Support Prices |

Flash estimates of home prices indicate that price falls remain small.

A recent reversal of interest rates should support prices, we believe.

This implies that a review of cooling measures may not be a near-term catalyst.

Instead, we expect the market to focus on value-unlocking deals that could narrow discounts to physical assets.

CityDev is the best proxy for this, in our opinion, with its AUM target of SGD5b by 2018.

Remain POSITIVE on developers with CityDev (BUY, TP SGD9.04) as our top pick.
