I spent 3 nights at a luxury golf resort in a $100 billion Malaysian ghost town. I can see why it's popular with golfers – but I still wouldn't go back.

Prices likely to increase before year-end

The selling prices of residential properties in the country will likely increase by 5% to 20% soon.

The price of concrete has jumped 32% to RM258 per cubic metre, while steel bar prices have increased 46% to RM4,100 per tonne.

In addition, the prices of metal roofing and c-purlin have increased by 60% and 95%, respectively.

Property sector remains highly challenging

"The outlook for the sector will continue to be clouded by oversupply and labour shortages, while housing affordability is eroding on the back of rising interest rates and soaring construction cost.

Most of them only trade at a fraction of their RNAV but there is no re-rating catalyst.

"Outperform" on Eco World Development Group with a target price of 83 sen and IOI Properties with a target price of RM1.60.

Brighter outlook for the housing sector

The country’s total property transaction value hit RM179.07bil in 2022, the highest-ever value since 2001.

While everyone had been predicting a year of recession, inflation as well as the pressure from the high costs of living in 2022, property transactions saw a double-digit growth, increasing by 29.5% year on year to 389,000 transactions from 300,497 transactions in 2021.

Home buyers preferred properties priced between RM500,000 and RM800,000.

“Affordable prices, convenient locations and access to public transportation, are important factors for buyers.

i) positive news flow on potential infrastructure projects;
ii) active land transactions and
iii) influx of investments, especially in the data centre, green energy and manufacturing sectors.
