I don't think it would be big, because of lacking of infrastructure in JB. Let's assume the joint customs can operate smoothly to clear 300,000 pax daily, after commuter exit from custom, the roads and traffic around JB needs to be able to allow cars and motorbikes to move in and out quickly. If the current road systems does not improve, the benefits of RTS would be limited to those units near to RTS. It will take may be a few more years for the JB gov to improve the road system. Having a not so fantastic track record of construction project (delay in RTS for e.g.), putting my finger in the air would feel that the effect would be limited for first few years, until the road system is significantly improve. Another factor is also the RnF projects, given the poor business and design that is copy and paste from China with different climate and taste, the fire is not going to light up very strongly.

What do you think?

Why a soft landing for Singapore property might be no landing at all

Given high borrowing costs, cooling measures and a surge in private home completions, it would be astonishing if Singapore did not see a slowdown

While the property sector is losing momentum, it is the kind of slowdown landlords and investors in most other markets would envy
