Mainland firms expand property footprint in Hong Kong, set to fuel price rises

Mainland institutional investment hits $6.6 bn in 2016, according to DTZ/Cushman & Wakefield

Nearly 200,000 Hong Kong residents, half of them under the age of 35, have resorted to living in wire cages, half of a bunk bed, or partitioned apartments often smaller than car park spaces.


Luxury apartments to be built on HNA Group’s latest plot of land, purchased for $713 million at the former airport site of Kai Tak, could fetch US$3,200 per square foot, almost 40 percent higher than residential units sold recently in the area.

Hong Kong’s average price per square foot for luxury property, at $3,000 is ranked second most expensive in the world, trailing just after Monaco, according to Christie’s International Real Estate. By comparison, London is the third most expensive at $1,930 while New York is at $1,860.

Home prices 'to keep rising'

In spite of the increase in supply of new flats this year, Cushman & Wakefield greater China vice president Alva To Yu- hung expects local home prices to rise 5-10 percent in the first half.

To said the government policies to increase supply of flats have raised the annual supply of new flats from about 7,000-8,000 to about 20,000. But he said the increase in supply is not enough to put pressure on home prices.

Meanwhile, the Housing Authority subsidized housing committee approved the pricings for flats under the Home Ownership Scheme in Mui Wo and Choi Hung yesterday.

The three projects from Mui Wo and Choi Hung will provide a total of 2,057 subsidized flats and the flats will be priced between HK$1.39 million and HK$3.85 million.

Why home prices just won’t fall

Several months ago, most believed housing prices would fall this year. However, an increasing number of people have changed their views recently, including Shih Wing-ching, founder of Centaline Property Agency.

Instead of forecasting a drop of 8 to 13 percent, Shi now expects Hong Kong’s housing prices to gain 20 percent in two years.

What might change the situation? Perhaps a much faster and steeper rate rise in the US, or a global financial crisis, or a dramatic housing supply increase in Hong Kong.

An obvious way to cool down the property market is to raise the charges to multiple home owners.

Essentially it comes down to the idea that the major cities of the Pearl River Delta should not compete but work together for the good of all because then we can move mountains ... and so on.


Hong Kong government official has finally conceded that a big container port in Hong Kong may not be part of this glorious success and we ought to concede the port business to rivals across the border which are now much better suited to it.
